Mutation Application (Nam Pattan): Update Land Ownership Record

Land Mutation, locally known as "Nam Pattan" in West Bengal, is the vital process of transferring the title of ownership in the official land records. Whenever a property is bought, sold, gifted, or inherited, the new owner must apply for mutation to replace the previous owner's name in the government records.

Without a successful mutation, the new owner cannot pay land revenue (Khajna) in their name, nor can they legally claim complete ownership during disputes or sales.

Required Documents for Mutation

Before applying, ensure you have scanned copies of these documents (PDF format, under 2MB):

  • Registered Deed: The sale deed or gift deed proving transfer.
  • Legal Heir Certificate: In case of mutation due to inheritance (Varish).
  • Chain Deeds: Previous deeds if applicable.
  • Payment Receipt: Receipt of the latest land revenue payment.
  • Declaration: Self-declaration in the prescribed format.

How to Apply for Mutation Online?

The BanglarBhumi portal has made the application process entirely digital. Here is how to apply:

Step 1. Login: Go to banglarbhumi.gov.in and log in with your citizen credentials.

Step 2. Select Mutation Application: Under "Online Application", click on "Mutation Application".

Step 3. Enter Particulars:

  • Seller Details: Enter the name and Khatian of the person selling/transferring the land.
  • Buyer Details: Enter your name, address, and mobile number.
  • Land Schedule: Enter the District, Block, Mouza, and Plot number.

Step 4. Upload Documents: Upload the required PDF files in the respective fields.

Step 5. Submit & Fee Payment: Submit the form. You will be generated an Application Number. Use this to pay the mutation processing fee online.

Check Mutation Status

After applying, you can track the progress:

  1. Go to "Citizen Services" > "Mutation Status".
  2. Select "Case Wise Search" or "Deed Wise Search".
  3. Enter the relevant details to see if your hearing date is scheduled or if the order has been passed.

Processing Time

Typically, the mutation process takes about 30 to 60 days depending on the workload of the local BL&LRO office. You may be called for a physical hearing to verify original documents.
